How safe is your View?

Unobstructed! Panoramic! Breathtaking!  Words often used to describe the view from that highrise condo you’re considering.   What the on-site salesperson might fail to mention is that another highrise project is in the works that could block that “million dollar view” of the Capitol or Lady Bird Lake that you’ve paid a premium for. That's why buyer representation is a must when making the largest single investment of your life. In Texas, the vast majority of sellers pay the Buyer’s agent’s commission, even though the agent is representing the seller. Purchasing directly from the seller (or on-site staff) does not effect the purchase price.   What is affected is the amount of commission the on-site sales staff makes from the transaction. If there’s no outside agent involved, they are normally paid a higher commission at closing.
